So, there is the market law 'supply and demand'. If the supply falls, the price rises. If the supply increases, the price falls", he explained. ? Serra Negra and Águas de Lindóia are among the main tourist destinations in the Circuito das Águas Paulista and usually see an increase in demand during winter, a period in which lower temperatures attract visitors in search of climate tourism, gastronomy and rest. According to Viana, from Crecisp, the high demand helps explain the behavior of the rental market in both cities. "These are extremely popular cities during these periods, especially now in winter. During this period, tourism in climatic cities is much greater than on the coast," he stated. More supply in Águas, greater demand in Serra Negra In Águas de Lindóia, the number of properties available for vacation rentals increased this year. With more options on the market, prices fell. According to Viana, the city maintains a more moderate pace of real estate growth, which also reduces the pressure on the values ??charged. Thus, the daily price for three-bedroom houses fell by 53.1%, from R$942 in 2025 to R$441 in 2026. Variation in the price of properties in Águas de Lindóia In Serra Negra, the number of properties available for seasonal rental practically did not change, but demand remained high, according to Augusto Viana. This is also linked to the growth of the city's real estate market, which has attracted more and more buyers and tourists. With high demand and stable supply, the daily price for four-bedroom houses rose 42.8%, from R$903 to R$1,290. Variation in property prices in Serra Negra New visitor profile The survey also identified that tourists are more rational in relation to their domestic budget. To meet this new demand and readjust prices, the rental market highlighted clear trends in travel this year: Regional tourism: strengthening the search for rural destinations, with an emphasis on contact with nature, gastronomy and cultural activities. Larger groups: growth in joint trips, driving demand for larger properties. Digital payments: predominance of transactions via Pix, bank transfers and credit card installments. How the research was carried out The Crecisp survey was carried out with the support of a telemarketing company hired by the council, which contacted 34 real estate agencies from cities in the interior and coast of São Paulo that were previously registered and specialized in seasonal rentals. The professionals informed the values ??charged for the properties available during this holiday period. Then, prices were compared with those recorded in the same period in 2025, allowing variations to be calculated.
